Finding a place fast after PCS orders
Last checked
More than 400,000 service members made a permanent change of station move in 2024, according to the Government Accountability Office. Many have to pick a place in a town they’ve never seen. Here is how to narrow it down fast, in the order the decisions usually come.
First: rent, buy, or live on base?
Start with the installation’s housing office. On-base housing can have a waitlist, so ask early, even if you think you’ll live off base. Military OneSource’s MilitaryINSTALLATIONS directory has the contacts and local information for each base.
Off base, your Basic Allowance for Housing sets the budget. It’s worked out for each duty location from local rent and utility costs, and it varies by pay grade and whether you have dependents. Look up the rate for the new duty station before you look at a single listing.
If you rent
The rent layer shows where typical rents fit the range you choose. Set the top of the range a bit below your allowance, since the allowance is meant to cover utilities too.
Know your lease rights before you sign. Under the Servicemembers Civil Relief Act, PCS orders, or deployment orders for more than 90 days, let you end a residential lease early. You give written notice with a copy of your orders, and the lease ends 30 days after the next rent payment is due.
You can sign that right away, but only in a separate written document. Look twice at anything extra you’re asked to sign with the lease.
If you buy
A VA home loan generally needs no down payment, as long as the price doesn’t exceed the appraised value. It also has no private mortgage insurance.
There is a one-time funding fee. As of October 2026 it’s 2.15% of the loan on first use with less than 5% down. It drops to 1.5% with 5% down and 1.25% with 10% down, and rises to 3.3% on later uses with less than 5% down. Veterans receiving VA disability compensation are exempt, among others.
The usual questions before buying on orders are simple. How long are you likely to stay? What would the house rent for if you had to leave it?
The commute to base
Gate traffic at shift change can turn a short drive into a long one. The commute filter, part of BelongMaps Premium, draws everywhere within your chosen travel time of an address. Our guide to why commute time estimates disagree explains why to add a buffer.
Schools and hazards, quickly
If you have children, check the school layer and confirm the assigned school with the district. Our guide to moving with young kids goes further.
If the base is near a coast or a river, check the flood layer before you sign anything. Then get an insurance quote for the exact address.

If you can’t visit first
Many PCS moves are signed from a distance. Our guide to buying a house you can’t visit covers video walkthroughs, inspections and how to protect a wire transfer from scams.
